Suburb guide · Gold Coast

Living in Palm Beach, Gold Coast: the suburb that keeps winning prize homes

A creek on one side, the surf on the other, and five prize homes in four years. Here's what life in Palm Beach is really like, what homes sell for, and the one you could win right now.

Ask a Gold Coaster where they'd live if money didn't matter, and plenty will say Palm Beach. It sits on the southern Gold Coast between Burleigh Heads and Currumbin, with Tallebudgera Creek curling around its northern end and a long stretch of beach that never feels as crowded as the strip up north. The towers of Surfers Paradise are something you look at from here, not something you live under.

The charities have noticed too. Since 2023, Dream Home Art Union (the RSL Art Union, as most people still call it) and Yourtown have given away five prize homes in Palm Beach, from a single beachfront apartment to an entire four-apartment complex. One of them is open right now: Dream Home Art Union Draw 435, a $14.7 million package at 30 Murlong Crescent.

Why people fall for Palm Beach

Start with the creek. Tallebudgera Creek is the calm-water swimming spot locals take their kids to, the place you paddle when the surf's too big, and the view you get from the northern streets. Across the water is the green headland of Burleigh Head National Park, with its walking track around the point.

Then there's the beach itself, running south towards Currumbin, and the village feel of the shops and cafés in between. Burleigh's dining strip is about five minutes up the road, Currumbin Alley about ten minutes south, and Gold Coast Airport roughly a quarter of an hour away, which matters when the family flies in for Christmas.

Every Palm Beach prize home, and who won them

Here's the part nobody else puts in one place. Palm Beach has had five prize homes since 2023, and the winners didn't all live nearby. Of the four already won, three went to people living in New South Wales or Victoria.

What homes really sell for in Palm Beach

Palm Beach isn't cheap, and it's getting dearer. The median house price is now around $2.1 million, up 15.7% in a year, and a typical four-bedroom house goes for about $2.45 million. Units are the more affordable way in, with a median of about $1.23 million.

Put that next to this year's prize. Draw 435 is four apartments, and the official rental estimate is $410,800 a year if you rent the lot. Even one of those apartments on its own would sit well above the suburb's median unit price. It's a big part of why Palm Beach prize homes get so much attention: the winner isn't just getting a beautiful place to live, they're getting a serious slice of one of the Gold Coast's most sought-after suburbs.

Picture this. It's a Saturday in January. You're up early for a paddle on the creek while it's still glassy, then it's coffee and something warm from the bakery on the way home. The kids are in the water by nine. Lunch is fish and chips on the grass, the afternoon is a nap and a swim, and by sunset you're on the balcony watching the light go pink over Burleigh. Tomorrow? Same again.
