Living in Helensvale, Gold Coast: the waterfront street that keeps winning prize homes
It began as a sugar farm, it's now the only place on the Gold Coast where trains, trams and buses meet, and Mater has given away four prize homes here since 2023. Here's the real Helensvale: the history, the wildlife next door, and what homes really sell for.
Most people know Helensvale as the place you change from the train to the tram, or the turn-off for the theme parks. Drive a few streets in from the Gold Coast Highway, though, and it turns into something else entirely: wide, quiet waterways, private pontoons and the kind of homes where the boat is parked out the back, not the car out the front.
That hidden side of Helensvale is exactly where Mater keeps coming back. Since 2023 it has given away four prize homes here, and three of them sit on the same waterfront street, River Links Boulevard East. All three were Christmas homes, at numbers 70, 88 and 86.
From sugar cane to the suburb with its own train station
Long before the pontoons, this was farmland on the Coomera River. In the 1870s Ernest White, whose father ran cattle across the area, set up a sugar plantation here with Arthur Robinson. The usual story is that he named it after his younger sister, Helena. Locals have a better one: an old account handed down by the Hession family has a newly arrived settler calling to his wife, "Helen, lift your veil and look at this beautiful view!"
Whichever you believe, the farm stuck. By the 1880s it had 55 acres under cane, and a railway siding built in 1903 sent cream and produce to market. It went on to be a dairy farm and a cane farm again, until developers drew up plans in the 1970s for a planned suburb of 10,000 people, with a golf course and a long, curving central park. The first homes went up in 1976.

Why people fall for Helensvale
It's the mix. Helensvale station is the only spot on the Gold Coast where the train, the G:link tram and the buses all meet, with Westfield a short walk away. Since 9 August 2026 the tram runs south all the way to Burleigh Heads: 27 kilometres and 27 stations, so you can hop on in Helensvale and step off near one of the best beaches in the country without ever looking for a park.
Driving got easier too. The first stretch of the Coomera Connector, the new M9, opened in December 2025: four kilometres from Coomera to Helensvale Road, including a bridge of almost a kilometre over the Coomera River and Saltwater Creek. For locals sick of the M1 at peak hour, it's a genuine second way out.
And it's a family suburb at heart. The big primary and high schools have been here since the 1980s, Saturday mornings mean junior footy at Robert Dalley Park with the Helensvale Hornets, and people who move here tend to stay. That's why so many streets feel settled and leafy rather than brand new.

Helensvale is wrapped in water. The Coomera River runs along its northern edge, Saltwater Creek winds through it, and the canal estates in the north give homes their own boat access out to the river. Mornings start with a paddle or a coffee on the pontoon, and the only traffic is the odd tinny heading for the Broadwater.
What surprises visitors is how wild it gets a few minutes away. Helensvale's homes sit just back from the western shore of Coombabah Lake, a protected wetland where koalas live in the trees and migratory birds stop over. Next door, the Coombabah Lakelands is often called the best place on the Gold Coast to see kangaroos in the wild. The flat Melaleuca Boardwalk loop takes about half an hour, and the Kangaroo Trail heads out to the grasslands where mobs graze at the end of the day.
There's a big date coming, too. Coomera Indoor Sports Centre, a few minutes north and built for the 2018 Commonwealth Games, is lined up to host indoor volleyball and wheelchair rugby at the Brisbane 2032 Olympics and Paralympics.

What homes really sell for in Helensvale
Helensvale is one of the more affordable ways into the northern Gold Coast, and that's what makes its waterfront prize homes stand out. The median house price is about $1.38 million, up 6.3% in a year, and a typical four-bedroom house sells for around $1.37 million. Units have a median of about $804,000, and they've actually grown faster, up 9.8%.
Source: realestate.com.au Helensvale suburb profile, sales from October 2025 to September 2026. 266 houses and 75 units sold in that time.
Set that against the prize homes and the gap is enormous. Helensvale's prize packages have been worth roughly two and a half to five times the suburb's median house, and that's before the gold, cars and boats that often come with them. Houses here also rent at a yield of about 4.4%, so a winner who'd rather rent it out than move in has real options.
One honest tip before you buy anywhere here: a suburb this full of rivers, creeks and canals has some low-lying streets. Check the City of Gold Coast's flood information for any address you're serious about. It's free, and every local who's bought near the water will tell you to do it.
Picture this. It's Christmas morning. The kids are up before the sun, there's wrapping paper all over the living room, and you're out on the pontoon with a coffee while the water's still flat. By lunchtime the whole family's on the deck, someone's taken the boat out for a lap, and the prawns are on ice. Nobody's in a hurry to go home, because this is home.

Helensvale prize homes: your questions
When is the next Helensvale prize home?
Mater has given away four prize homes in Helensvale since 2023, most recently Prize Home 328 at 86 River Links Boulevard East, drawn on Christmas Eve 2026. When a charity announces a new Helensvale home, it goes straight to the top of the list on this page.

Is Helensvale a good place to live?
For a lot of families, yes. It has its own train station, the G:link tram (which now runs all the way to Burleigh Heads), Westfield, long-established schools, waterways with boat access and protected wetlands next door, at a median house price well below the beachside suburbs. The trade-off is busy roads near the highway and motorway, and some low-lying streets near the water, so check flood information for any address.

About $1.38 million is the median house price, up 6.3% over the 12 months to September 2026, according to realestate.com.au. Units have a median of about $804,000, and houses rent for around $1,200 a week.
How did Helensvale get its name?
It comes from the Helensvale sugar plantation set up on the Coomera River in the 1870s by Ernest White and Arthur Robinson. It's usually said to be named after White's younger sister, Helena. A local story has a settler telling his wife, Helen, to lift her veil and look at the view.
